We offer three types of surveys depending on your individual needs and requirements from the survey.
A level two home survey provides a snap shot of the property on the day of the survey and provides an insight into defects that are present and how urgently these should be repaired. In some cases, a survey may reveal defects that could have a knock-on effect that may affect other parts of the building or hidden parts of the structure.
A level two survey is not as detailed as a level three building survey but still provides an in-depth inspection of the property and a detailed analysis of the property within the property.
A level two survey will focus on the current defects and condition of the property only rather than future maintenance which would be covered in a level three survey.
Our level two survey is carried out in accordance with the current RICS HSS (home survey standard). To ensure the survey is carried out to the highest standards.
A level three survey provides a detailed assessment of a property, although the inspection is still non-invasive. The report will go into greater detail than a level two as to the construction of the element and advice on repairs and future maintenance.
A level three survey will offer greater detail into how a repair should be carried out and time scales and advice on maintenance after the repair has been undertaken to prevent the same defect developing again in the longer term.
A level three survey is typically suitable for a buyer looking to obtain greater detail and understanding of the property.
A level three survey would be practical for a property pre-1900, in poor condition, non traditional form of construction or had a significant amount of alterations from the original construction of the property.
It’s advisable to speak to a surveyor to establish the best needs for your property and make sure your are receiving the right service for the property your buying to allow yourself to make a clear, confident decision on the property you are looking to buy.
A snagging survey will typically be for a new build property or a property that has undergone significant conversion or renovation. The snagging survey is a detailed assessment of defects in the property, ranging from minor to major issues.
A snagging survey will detail the defects and advise on repairs and who should carry out those repairs.
A snagging survey will typically be undertaken shortly after completion of the property to allow time for any contractors to return to attend defects during the period of snagging that a new build developer will allocate in the first years of ownership of the property.
